Location of landed properties in Singapore

Landed properties in Singapore encompasses terrace houses, semi-detached houses, shophouses, bungalows, and good class bungalows (GCB). More and more high rise buildings have been built to accommodate the demand that came with the rapid urbanization of Singapore and the growth of its population, making the availability of landed housing scarce.

The Urban Redevelopment Authority (URA) has designated certain areas in Singapore as landed property estates to preserve these areas. Singapore has four types of landed housing areas: GCB areas, bungalow areas, semi-detached housing areas, and mixed-landed housing areas.

The variety of houses you see in a particular street depends on the URA planning guidelines of the area. The rules for each area are to “ensure that the height of the development is sympathetic to the existing neighbourhood character”.

There are a total of 39 GCB areas and the majority of them are located in the highly coveted district 10. 

Some popular GCB areas include Chatsworth Park, Cluny Hill and Cluny Park as they are near the Orchard Road shopping district; Ridley Park and Ridout Park as they have some of Singapore’s black and white houses; Leedon Park near Holland Road, and King Albert Park off Bukit Timah Road. Nassim Road is also a highly coveted GCB area as it is situated near Botanic Gardens and Orchard Road.
