What are Super Penthouses?

To begin, let’s start off with the definition of a penthouse – apartments that are located at the very top floor of a tall condominium or building. They tend to carry more luxurious features compared to their lower counterparts such as a higher ceiling, outdoor decks and a better view. Given that there are limited top floor units in any single development, penthouses are a rarity and have translated to become a great symbol of prestige and affluence.

Now that a normal penthouse has been defined, you can only imagine what a super penthouse is. A super penthouse is a penthouse that has at least 10,000 sq ft of space in a building that is at least 305 metres high. They would offer owners a dedicated private lift and lift lobby, 360-degree views of the city and have at least four bedrooms. These super penthouses are also not limited to a single level but rather are based on what the developer wants to build. In the case of the Marina Bay Penthouse Collection, it comprises five levels, spanning over 28,000 sq ft of living space with 24 bedrooms. With an initial marketed price of S$138 million, it is Singapore’s biggest and most expensive super penthouse to date.

Given such an elusive set of criteria to qualify, super penthouses are a type of property that is rare not only in Singapore but around the world. With such a limited supply, it is no wonder these apartments go for millions of dollars. Generally, these super penthouses are only affordable by ultra-high net worth investors who buy them for social status and prestige. In Singapore, given that foreigners are unable to purchase landed property, these super penthouses come in as the alternative. They can be creatively dubbed as the Good Class Bungalows in the sky.

In 2019, James Dyson purchased Singapore’s tallest penthouse. He paid S$73.8 million for the Wallich penthouse which sits on the top three levels of the 64-story Guoco Tower in Tanjong Pagar with an area of 21,208 sq ft. It features its own private pool and lift.
