Why are some Districts more popular than others in Singapore?

Singapore was previously made of a total of 28 districts in Singapore based on the old postal code system. Although the system is not used officially anymore, districts are mentioned quite often across many digital articles covering Singapore property. 

The 28 districts are, however, not covered equally online, as some districts have gained more traction than their counterparts. But why is this happening? In the article, we dissect the reason why some districts are more interesting and why home buyers are gunning for them. 

Here, we discuss what we think are the most popular districts in Singapore.

District 9 – Orchard, River Valley

Orchard is the most popular shopping belt in Singapore, housing many popular retail brands along its streets. It is one of the most sought-after residential enclaves in Singapore for status and prestige as well as its accessibility to various amenities. The North-South Line currently serves the area and is rather well connected with other lines that are a few stops away, giving residents the ease of getting around. With the upcoming Thompson-East Coast Line (TEL), residents will be able to board at Orchard Boulevard which can take them straight to Shenton Way, middle of the Central Business District (CBD). 

Also located in the same district is River Valley, which carries a casual family-friendly vibe, exuding a world of difference from that of Orchard. The rejuvenated Robertson Quay makes for a great evening for dinner and drinks with a plethora of restaurants and bars to choose from. Great World, a 6-story shopping mall is also located in the vicinity, offering a substantial level of retail therapy and amenities. The TEL would also be directly connected with Great World, offering commuters greater convenience. This area is rather popular with expatriates and locals alike. 

District 10 – Tanglin, Holland

Tanglin is located on the outskirts of town and expands further out towards Holland. Tanglin is generally known for its expensive luxury homes that many would love to own for status and prestige. In the middle of Tanglin is Dempsey Hill, a tranquil hideaway that used to be former British army barracks that have now been converted to house a variety of unique, upscale stores and restaurants. Further down the road lies Singapore’s own UNESCO World Heritage site – Singapore Botanic Gardens. Tanglin will also have its own TEL station when the line is completed. 

Most locals would instinctively think of Holland Village the moment the word “Holland” is mentioned. Having its own MRT station, Holland Village is a popular destination any day of the week. With alfresco dining, bars and dessert shops, it carries a lively and casual vibe that attracts many to live around the area. Currently, there is a new extension being constructed that will expand the charm of Holland Village, potentially encouraging more to explore housing options around the area. 

District 12 – Balestier, Toa Payoh

Balestier is a mixture of modern buildings and shophouses that somehow creates the essence of its old school charm and heritage. Known by locals for its many pork rib soups or Bak Ku Teh shops, Balestier Food Market and Whampoa Hawker Centre, it’s as close as one can get to foodie heaven. Balestier also has a rich history that is showcased through its Heritage Trail which embodies the milestones of growth throughout the years. Located close by is Tan Tock Seng hospital which will boast Health City Novena, a 17-hectre modern integrated complex that is targeted to be completed by 2030. 

Toa Payoh is one of Singapore’s oldest HDB towns, which also means that it has the supporting infrastructure to meet the needs of its residents – restaurants, supermarkets, schools, clinics, community centres and eateries can be found around the estate. It is also one of the nearer HDB estates to town, which makes travelling via the North-South Line fast and convenient. Rents in the area are generally lower than living in private property nearer the city, which can be a deciding factor for renters looking for a cheaper yet nearby place. 

District 11 – Newton, Novena

Newton is probably now more than ever known for its role in the Crazy Rich Asians movie where Newton Hawker Centre was showcased for its delectable, mouth-watering food and drinks. Apart from the cheap eats, Newton offers residents the convenience of two MRT lines (North-South Line, Downtown Line) which brings them to Orchard Road or the CBD in minutes. This area houses purely private property with no HDB flats, which also means that homes are generally more expensive here. 

Novena is served by a myriad of shopping centres, a hospital and good schools. With both landed and non-landed private properties in the area as well as a direct MRT line to the CBD and city centre, housing prices are on the higher side.

District 4&5 – Pasir Panjang, Telok Blangah, Harbourfront

These two districts were chosen as they form part of the Greater Southern Waterfront – a 30km stretch of coastline from Gardens by the Bay East to Pasir Panjang that will be developed to rejuvenate the way we live, work and play. 

The redevelopment will see the creation of more private and public housing options that feature open spaces and waterfront promenades, office spaces that create more job opportunities nearer home as well as more recreational and entertainment spaces for residents. 

There will be a total of 9,000 homes built, of which 6,000 will be BTO flats and the other 3,000 private property units. With a higher certainty of sea views and accompanying greenery, this area is sure to be highly demanded as new private residential developments launch.
